The property had been occupied for decades by an owner/user and required substantial cleanup. Matador structured a short-term sale-leaseback to give the seller time to vacate while initiating improvements, including crushed rock installation, full repainting, and a complete office rebuild. These upgrades enabled us to secure a lease with a publicly traded, high-credit tenant.
